Home Renovation in Mauldin, SC
Mauldin has been growing faster than most people outside the Upstate realize. The city added close to a third of its population since 2020, and most of that is families settling into established neighborhoods, not just filling new construction. If you’re looking for home renovation in Mauldin, SC, we work here regularly. Our office and showroom are at 119 Woodruff Industrial Lane, Greenville, SC 29607, about ten minutes from most of Mauldin. Call us at (864) 729-4141 or reach us at [email protected].
About half of Mauldin’s housing stock was built between 1970 and 1999, according to NeighborhoodScout. That’s the generation of homes where the kitchen is closed off from everything else, the bathrooms haven’t been touched since the nineties, and the layout made sense to someone who built it in 1987 but not to how anyone actually uses a house today. Home values here have appreciated 128% over the past decade. Staying and renovating usually wins.
Home Renovation Services in Mauldin
We’re a design-build remodeling contractor, and Mauldin is part of the core area we cover. We’ve done projects in Adams Glen, Arden Woods, Knollwood, and Pine Forest. The homes vary a lot by era and construction style. A 1970s ranch and a 1990s colonial need different approaches. We’ve done both.
The most common call we get from Mauldin is kitchens. The closed-off layouts from the 70s and 80s are the first thing most homeowners want gone. The wall comes out, the layout opens up, the island goes in. Some projects go further: full gut, new cabinetry, new layout from scratch. Every kitchen scopes differently based on the house and what you’re actually trying to do.
Home additions are a big part of what we’re building right now, and the reason is pretty straightforward. A lot of Mauldin homeowners locked in rates at 3% or 3.5% a few years back. They can’t afford to trade that for something in the sixes, not when home prices have also moved up. So instead of moving, they’re adding. Extra bedroom, in-law suite, real home office. We make sure the addition ties into the existing structure properly so it doesn’t look like something that got stuck on later.
Bathroom remodels run the full range. Some homeowners want a complete primary suite: custom tile, curbless shower, new everything. Others are targeting a hall bathroom that looks exactly the way it did when the house was built, which isn’t a compliment. Scope determines what you’re actually dealing with. We look at the space and tell you what you’re working with before any decisions get made.
Garages are a bigger piece of the business than they used to be. Attached garages connect directly into the home’s structure, and that connection has to be done right. Detached garages give more flexibility on placement but need their own utilities and site work. We handle permits through Greenville County Building Safety on every project.
When a house needs everything at once, that’s a whole-home renovation. We scope it room by room with you before anything starts.
How We Work
We’re a design-build firm. One team handles design and construction. You’re not hiring a designer separately, waiting on drawings, and then finding a contractor to figure out how to build them. We’ve watched that process go wrong enough times that we stopped doing it that way. One team, one contract, one phone number from the first conversation through the final walkthrough.
Our architectural designer handles blueprints, structural drawings, and 3D models so you can see what your finished space actually looks like before anyone picks up a tool. On the design side, we take you from a rough idea or a handful of inspiration photos to a plan we can build. If you need color consultation or help matching finishes to a specific aesthetic, we can cover the basics and connect you with specialists we work with for anything more involved.
Every proposal includes allowance amounts for each finish category: tile, fixtures, sinks, faucets, hardware. You can pick from our partner companies or source something on your own. If you find a fixture elsewhere, we’ll pick it up and store it in our warehouse until that phase starts. What goes in your home is your call.
Every client gets a project portal from day one. Current status, upcoming dates, outstanding allowance selections, all communications with the team. Payments go through the portal via ACH. We also exceed building codes on every project. Not just meet them.
Our Showroom
Don’t pick a cabinet style from a photo or commit to a finish you’ve only seen in a catalog. Come see it in person. Our showroom is about ten minutes from most of Mauldin.
The visit is built around cabinet construction: door styles, box thickness, drawer glides, tray dividers, framing quality. We want you to understand what you’re actually building, not just what it looks like on a screen. Finish materials are here too: tile, countertops, fixtures, hardware. Seeing the thing before you sign anything is the point.

Common Questions from Mauldin Homeowners
What is the difference between renovation and remodeling?
Renovation means updating what’s there: new tile, new fixtures, refinished surfaces. Remodeling means changing the structure: moving walls, reconfiguring plumbing, changing what a room is used for. Most projects involve both. A kitchen job might update everything and also take out a wall. We walk through exactly what your project involves before any decisions are made.
Is DIY home renovation worth it?
For painting or swapping out hardware, sometimes. For anything structural, anything involving plumbing or electrical, or anything that needs a permit: it usually isn’t. Unpermitted work creates problems at resale. Greenville County requires permits for most structural, electrical, HVAC, and plumbing work. We pull all permits and handle every inspection.
Can I stay in my house during a renovation?
For a kitchen or a single bathroom, most clients stay in the house throughout. If you only have one bathroom and we’re working on it, we’d recommend making other arrangements for that phase. A whole-home renovation is different. Most clients find it easier to be out, though we can work around your schedule if you need to stay.
