So take this less as a trend report and more as what we’re actually seeing when people call us.

The Mortgage Trap Is Keeping People in Place

This is probably the single biggest thing driving renovation demand right now, and it doesn’t get talked about enough. A huge chunk of homeowners in the Greenville area locked in rates at 3% or 3.5% three or four years ago. They can’t afford to trade that rate for something in the sixes or sevens, not on a home that’s also priced higher than what they currently own.

So they’re staying. And then they’re calling us.

Instead of the bigger house, they’re adding a bedroom or a second bathroom. Instead of moving to get a nicer kitchen, they’re gutting the one they have. Home prices here have climbed to the point where a well-planned renovation pencils out better than a move almost every time. You keep your rate, you build equity, you stay in a neighborhood you already know.

What Greenville Homeowners Are Actually Building Right Now

Bathrooms are close behind. People aren’t asking for marble and chandeliers, they want a curbless shower, good lighting, maybe heated floors. Something that functions well and doesn’t feel like a 1990s rental.

Additions are a big piece of the business right now too, for the same reason as the mortgage thing. Can’t afford to move up, so you build up or out. Extra bedroom, in-law suite, dedicated office space that isn’t the corner of a bedroom.

Outdoor living has also really taken off. Greenville weather is genuinely good most of the year and people are finally building for it. Covered porches, outdoor kitchens, real pergola structures. Not an afterthought deck but an actual usable outdoor space.

What’s Changed on the Design Side

The all-white farmhouse look is done. What’s coming through now are warmer wood tones, natural stone, and brass instead of brushed nickel on everything. Clients come in with inspiration photos and they look nothing like what people were asking for five years ago.

Open plans are still what everyone wants, but people are asking for zones within them now. A real kitchen area that feels separate from the living room even without a wall. The indoor-outdoor thing is bigger than ever too, with large sliding or folding doors, covered outdoor kitchens that actually connect to the inside of the house.

On Costs: Just Be Ready

We’re not going to sugarcoat this. Everything costs more than it did. Materials are up, labor is up, and Greenville County raised permit fees last year. Projects that would’ve been a certain number in 2021 are a different number now, and that gap has not closed.

Budget 10 to 15% above whatever estimate you’re working with. Get actual bids from people who will do the work, not ballpark numbers from a conversation. And don’t sit on a project waiting for costs to come down, because that hasn’t happened in years and there’s no reason to think it’s about to.

The one real upside now is that home values here have kept climbing right alongside costs. Money spent on a real renovation in Greenville is not disappearing. It’s going into an asset that’s been appreciating consistently.
